Seeking an experienced and driven property manager for our client who is based in Dargaville. This role is flexible and your portfolio could include, but not limited to, Dargaville, Whangarei and the Waipu region. Working remotely is an option but you MUST be someone who does not mind travelling as well as being motivated with a get up and go attitude!
Provided for the role will be a company car, laptop and phone. This is a full-time position, 37.5 hours a week and a generous renumeration will be offered to the right person.
Please note that there may be some afterhours emergency calls from time to time.

Requirements to be suitable for this role:
   » Prepared to train for Level 3 and 4 Property management at Skills
   » Knowledge of the Legislation and requirements surrounding this role under the residential tenancy act - We provide training
   » Full Car Licence
   » Computer experience. We use Rent HQ, e-sales and are Google office for rentals Social and Emotional Intelligence principles.
   » 3 years experience in this role is desirable.
   » Marketing skills, social media, database
   » Eyes wide open - looking for other real estate options in all areas for the company leads
   » Communications at a level where clients should not be ringing us to see what's happening

We are looking for someone who can:
   » Maintain client confidentiality
   » Reach all KPIs and targets
   » Adhere to the company code of conduct and code of ethics
   » Observe and uphold all residential tenancy standards
   » Check answer phone, messages, emails and rentals text phone
   » Attend all online training, webninars and huddles. These are conducted on Mondays

Tasks you will be completing as the property manager:
   » Tribunal applications & attendance
   » Organising, Conducting following up ingoing and outgoing inspections
   » Conducting Periodic Inspections with reporting on file and to landlords
   » Liaising with tenants, owners, tradespeople, insurance companies and contractors
   » Signing Rental agreements
   » Keeping all files in order Maintaining all the property details in RENT HQ in perfect order
   » Ongoing maintenance and repairs of property register
   » Organising Bond claims as part of the tenant outgoing process
   » Data entry to RENTAL HQ, Holding down funds in RENTAL HQ as required with bigger jobs being carried out
   » Following up invoices and authorizing them for payment with accounts and advising of any details of properties and payments
   » Liaising with Body Corporates over repairs and insurance claims
   » Conducting rent reviews on each property to the company procedure
   » Issue arrears notices and manage rental arrears in line with company policy
   » Carry out rental renewals.
   » Attend property management and staff meetings Attend 1:1 meetings with team leader for 15 minutes per fortnight
   » Ensure all keys for properties under management are complete, tagged and recorded.
   » Return all phone calls and e-mails on the same day.
   » Writing the Property Descriptions
   » Landlord / Tenant negotiation
   » Liaise with Landlords by Advising of results of Open for Inspections and if the property has been leased Ingoing tenant procedure.
   » Arrange access for inspections and supply Tenants with Keys / Ingoing Pack / Info Bond Lodgment Receive
   » Tenants Notice to Vacate Advise Landlord of Vacating Tenant by Phone and letter
   » Filling out the Casual letting Sheet's, Enter Vacate Date to Rental HQ
   » Booking Routines for following month and carrying out Routine Inspections
   » Recovery of costs from tenants who break their tenancy, Receive loss of property notice from landlords, Check the notice period, Attempt to save the Management
   » Prepare Landlords documentation for collection and prepare keys for collection
   » Advise Strata / water / council Rent increases, Good news calls and Proofing advertising as the 2nd pair of eyes
